These Terms and Conditions govern all reservations and stays at Villa NiaMaris. By completing a reservation, guests agree to be legally bound by the following provisions.
Villa NiaMaris operates as a licensed short-term rental property in Greece under the official Short-Term Rental Registration Number (AMA):

The property complies with Greek tourism and short-term rental regulations.
All bookings are governed by the laws of Greece.
A reservation is considered confirmed only when:
If the deposit is not received within this period, the reservation may be automatically cancelled without further notice.
The remaining 90% of the total amount is payable upon check-in, unless otherwise agreed in writing.
For reservations made within 5 days before arrival, full payment may be required immediately.
More than 30 days before arrival:
The 10% deposit may be refunded minus bank transfer fees.
Within 30 days before arrival:
The deposit is non-refundable.
No-show or early departure:
The total reservation amount may become non-refundable.
Villa NiaMaris reserves the right to re-offer cancelled dates.
The maximum occupancy of Villa NiaMaris is 10 registered guests.
Exceeding this number without prior written approval constitutes a material breach of contract and may result in:
Unregistered guests are strictly prohibited from staying overnight.
Villa NiaMaris reserves the right to refuse entry or cancel a reservation upon arrival if:
In such cases, paid amounts may be retained.
Villa NiaMaris is located in a residential area and respects the peaceful character of the neighborhood.
Guests agree to comply with Greek law regarding public quiet hours, especially during the summer period (1 April – 30 September), when quiet hours apply as follows:
During these hours, excessive noise, loud music, parties, or disturbances are strictly prohibited.
Repeated violations may result in:
Villa NiaMaris reserves the right to contact local authorities in case of serious disturbance.
Any administrative fines imposed on the property due to guest misconduct shall be borne entirely by the responsible guest.
Villa NiaMaris reserves the right to request a refundable security deposit upon arrival to cover potential damages, extraordinary cleaning, or violation of house rules.
The amount, if requested, will be communicated prior to arrival.
Guests are financially responsible for any damage caused during their stay.
The property reserves the right to claim compensation for damages exceeding the security deposit amount.
For security and property protection purposes, Villa NiaMaris operates a video surveillance system in limited exterior areas.
CCTV cameras are installed exclusively:
There are no cameras inside the villa or in private areas.

Footage is stored securely for a limited period and accessed only when necessary for legitimate security reasons or by lawful authorities.
Valid government-issued identification may be required upon arrival in compliance with Greek legal obligations.
Villa NiaMaris shall not be held responsible for:
Guests use the swimming pool and all facilities at their own risk.
Villa NiaMaris shall not be liable for failure to perform obligations due to circumstances beyond reasonable control, including:
