Villa NiaMaris – Pefkohori, Halkidiki, Greece

These Terms and Conditions govern all reservations and stays at Villa NiaMaris. By completing a reservation, guests agree to be legally bound by the following provisions.


1. Legal Status

Villa NiaMaris operates as a licensed short-term rental property in Greece under the official Short-Term Rental Registration Number (AMA):

The property complies with Greek tourism and short-term rental regulations.

All bookings are governed by the laws of Greece.


2. Booking Confirmation & Payment Policy

A reservation is considered confirmed only when:

  1. A deposit equal to 10% of the total reservation amount is paid via bank transfer within 5 calendar days from the booking date.
  2. The deposit has been received in the property’s bank account.

If the deposit is not received within this period, the reservation may be automatically cancelled without further notice.

Remaining Balance

The remaining 90% of the total amount is payable upon check-in, unless otherwise agreed in writing.

For reservations made within 5 days before arrival, full payment may be required immediately.


3. Cancellation Policy

More than 30 days before arrival:

The 10% deposit may be refunded minus bank transfer fees.

Within 30 days before arrival:

The deposit is non-refundable.

No-show or early departure:

The total reservation amount may become non-refundable.

Villa NiaMaris reserves the right to re-offer cancelled dates.


4. Maximum Occupancy

The maximum occupancy of Villa NiaMaris is 10 registered guests.

Exceeding this number without prior written approval constitutes a material breach of contract and may result in:

  • Immediate termination of the stay
  • Removal from the property
  • Retention of paid amounts

Unregistered guests are strictly prohibited from staying overnight.


5. Right to Refuse Entry

Villa NiaMaris reserves the right to refuse entry or cancel a reservation upon arrival if:

  • The number of guests exceeds the agreed occupancy
  • False information was provided during booking
  • Guests appear to intend to host parties or disruptive events

In such cases, paid amounts may be retained.


6. House Rules & Quiet Hours

Villa NiaMaris is located in a residential area and respects the peaceful character of the neighborhood.

Guests agree to comply with Greek law regarding public quiet hours, especially during the summer period (1 April – 30 September), when quiet hours apply as follows:

  • 15:00 – 17:30
  • 23:00 – 07:00

During these hours, excessive noise, loud music, parties, or disturbances are strictly prohibited.

Repeated violations may result in:

  • Immediate termination of the stay
  • Removal from the property
  • Retention of paid amounts

Villa NiaMaris reserves the right to contact local authorities in case of serious disturbance.

Any administrative fines imposed on the property due to guest misconduct shall be borne entirely by the responsible guest.


7. Security Deposit & Damages

Villa NiaMaris reserves the right to request a refundable security deposit upon arrival to cover potential damages, extraordinary cleaning, or violation of house rules.

The amount, if requested, will be communicated prior to arrival.

Guests are financially responsible for any damage caused during their stay.

The property reserves the right to claim compensation for damages exceeding the security deposit amount.


8. CCTV & Video Surveillance

For security and property protection purposes, Villa NiaMaris operates a video surveillance system in limited exterior areas.

CCTV cameras are installed exclusively:

  • In the exterior parking area
  • At the property entrance

There are no cameras inside the villa or in private areas.

The system:

  • Does not record audio
  • Is compliant with EU Regulation (GDPR) 2016/679
  • Is compliant with Greek data protection legislation

Footage is stored securely for a limited period and accessed only when necessary for legitimate security reasons or by lawful authorities.


9. Check-in & Identification

  • Check-in: after 15:00
  • Check-out: before 11:00

Valid government-issued identification may be required upon arrival in compliance with Greek legal obligations.


10. Liability

Villa NiaMaris shall not be held responsible for:

  • Loss or theft of personal belongings
  • Accidents or injuries occurring on the property unless caused by proven negligence
  • Temporary interruption of utilities beyond reasonable control (electricity, water, internet)

Guests use the swimming pool and all facilities at their own risk.


11. Force Majeure

Villa NiaMaris shall not be liable for failure to perform obligations due to circumstances beyond reasonable control, including:

  • Natural disasters
  • Government restrictions
  • Public health emergencies
  • Utility failures

12. Data Protection (GDPR Compliance)

Villa NiaMaris complies with the General Data Protection Regulation (EU) 2016/679.

Personal data collected during the booking process is used solely for:

  • Reservation management
  • Legal compliance with Greek authorities
  • Guest communication
  • Payment processing

Personal data is not sold or shared with third parties except where required by law.

Guests have the right to:

  • Access their personal data
  • Request correction
  • Request deletion where legally permitted

13. Governing Law & Jurisdiction

These Terms and Conditions are governed exclusively by the laws of Greece.

Any dispute arising from these Terms shall be subject to the jurisdiction of the competent courts in Greece.
